Water Damage & Homeowners Insurance: Questions to Ask

Published March 10, 2026

We're a restoration company, not an insurance company or a public adjuster — so we can't tell you what your policy covers. What we can do is share the kinds of questions that tend to help property owners understand their situation, based on what we commonly see customers ask.

Questions Worth Asking Your Insurance Provider

  • Is this specific cause of loss covered under my policy? Coverage for water damage often depends heavily on the cause — a sudden pipe burst is treated differently than damage from long-term seepage or neglect, for example.
  • Is there a distinction between the cost to fix the source of the leak versus the resulting water damage? Many policies separate these — for example, covering water damage but not the plumbing repair that caused it.
  • What is my deductible for this type of claim, and how does it apply?
  • Does my policy cover additional living expenses if my home is temporarily uninhabitable?
  • What documentation do you need from the restoration company? This helps us provide exactly what your adjuster is looking for.
  • Is there a preferred vendor program, and am I required to use it, or can I choose my own restoration company? In most cases in California, you have the right to choose your own contractor.

How Restoration Documentation Supports a Claim

When Agee Restoration Services works on a property, we document what we find and what we do — typically including:

  • Photos of the damage at the time of our initial inspection
  • Moisture readings showing the extent of water intrusion
  • A description of the mitigation work performed (extraction, demolition, drying)
  • Notes on materials that couldn't be salvaged and why

This kind of documentation is generally useful to adjusters evaluating a claim, though we can't guarantee how any specific insurer will apply it to your policy.

A Note on Timing

Most policies expect prompt action to prevent further damage once a loss is discovered — which lines up with our general advice anyway. Waiting to start mitigation while you sort out insurance details can end up working against you both from a damage standpoint and, potentially, a coverage standpoint. When in doubt, start mitigation and the insurance conversation at the same time.

Questions to Ask a Restoration Company

Alongside insurance-specific questions, it's worth asking any restoration company:

  • Are you licensed, insured, and bonded?
  • Are your technicians certified, and by whom?
  • What does your inspection and estimate process look like?
  • Will you document the damage in a way that supports my insurance claim?

For what it's worth: Agee Restoration Services is a licensed California contractor (CSLB #1135025), fully insured and bonded, and our technicians are IICRC-certified.
